San Mateo County, California
Marketing for Burlingame businesses
A Peninsula city with two separate walkable shopping streets, a hotel corridor serving the airport, and a downtown that functions as a regional destination rather than a neighbourhood centre.

What are the distinct commercial areas in Burlingame?
Burlingame has two walkable shopping districts, Burlingame Avenue downtown and the Broadway district to the north, plus a hotel and conference corridor along Old Bayshore Highway serving San Francisco International Airport.
Those three draw completely different customers, with downtown functioning as a regional destination and the hotel corridor serving travellers with no local knowledge.
VIS Mountain serves Burlingame from its San Francisco office at 580 California Street. There is no VIS Mountain address in Burlingame.
Burlingame ground worth naming.
Two shopping streets, a highway corridor and two rail stops.
- Burlingame Avenue, the main downtown shopping street
- The Burlingame Caltrain station beside it
- The Broadway district to the north, with its own Caltrain stop
- Old Bayshore Highway and the hotel and conference corridor
- El Camino Real running north to south through the city
- US Highway 101 along the bay side
- San Francisco International Airport immediately north
Two shopping streets and a bayside hotel corridor.
Burlingame sits on the San Francisco Peninsula in San Mateo County, with Millbrae to the north, San Mateo to the south, Hillsborough to the west and San Francisco Bay to the east. El Camino Real runs north to south through the city and US Highway 101 runs along the bay side.
Burlingame Avenue is the main downtown shopping street, a walkable stretch of retail and restaurants beside the Burlingame Caltrain station. The Broadway district to the north is a second, smaller walkable street with its own Caltrain stop and a different, more neighbourhood character.
Old Bayshore Highway along the water carries a substantial hotel and conference corridor serving San Francisco International Airport, which sits immediately north in Millbrae and San Bruno. From our San Francisco office at 580 California Street the run south on the 101 is direct.
Regional downtown retail, neighbourhood trade and airport hospitality.
Burlingame Avenue draws shoppers and diners from across the mid-Peninsula, with national and independent retail, restaurants and cafes, personal care and fitness. It behaves as a destination district, which means customers travel and compare rather than choosing the nearest option.
The Broadway district serves a more local catchment: family restaurants, bakeries, delis, hardware and speciality shops, salons and services for the surrounding residential streets. It is smaller and its competitive set is tighter.
The hotel corridor is a distinct economy: hotels, conference facilities, restaurants, car hire and transport, serving business travellers and airport traffic. Alongside all of this sits a substantial professional and healthcare base, including practices serving Hillsborough and the surrounding Peninsula.
One record, quoted in a hundred places.
Burlingame Avenue is a destination district, so its businesses compete along the Peninsula rather than within the city.
Your address exists in far more places than you put it. Map platforms, directories, data aggregators, industry listings and now AI assistants all hold a copy, and most of them got it second hand.
When a business in Burlingame moves suite, changes a phone number or rebrands, the old version keeps circulating. Nobody reports it because nothing looks broken. It just quietly costs you the searches where the wrong record wins.
The fix is unglamorous: find every copy, correct the ones that can be corrected, and suppress the duplicates. Done once properly it stays fixed for years.
Where local search clicks went, when this was last measured properly.
BrightLocal's Local Services Ads click study is from 2018, and we state that because it predates AI Overviews entirely. It is still the clearest published split of where local clicks land, and it is a useful corrective to the idea that the map pack takes everything.

The takeaway for Burlingame is that the map pack is necessary and not sufficient. A business that wins the pack and has nothing underneath it is competing for a minority of the clicks on the page.
A destination downtown, a neighbourhood street and a traveller market.
Downtown businesses compete for people willing to travel along the Peninsula, which shifts weight toward reviews, photographs and content depth. Broadway businesses compete in a tight proximity market where profile accuracy decides. Hotel corridor businesses serve strangers on phones and live almost entirely on the profile.
Getting those three confused is the common mistake here, and it is easy to make because they are within a few miles of each other in a small city. Grid ranking across the city makes the separation visible quickly, and it usually changes where the budget should sit.
The hotel corridor serves travellers who decide from the map in minutes and rarely open a website.
Ranking is halfway. The other half is the next sixty seconds.
Three distinct markets sit within a few miles of each other here, which makes confusing them unusually easy.
Plenty of businesses in Burlingame already appear. The enquiry still does not arrive, because the number goes to a voicemail, the form asks for eight fields, or the page never says what it costs or how to start.
That is cheaper to fix than a ranking problem and it moves faster. A phone answered on the second ring, a two-field form, and a page that states the obvious next step will change the enquiry count without touching a single search result.
It is also the part that makes measurement honest. Once every call and form is attributed, the argument about whether marketing is working stops being an argument.
What we will not do, for you or to anyone else.
Some of this is regulation and some of it is judgement, and we would rather state it up front than be asked about it on a call. It applies to every client in Burlingame and everywhere else.
- We will not promise a ranking, a lead volume, a revenue figure or a date. Results vary by market, budget and competition, and anyone who tells you otherwise is guessing on your behalf
- We will not buy, write, incentivise or gate reviews, and we will not filter negative ones before they are asked for
- We will not stuff keywords into a Google Business Profile business title, because it breaks Google's representation guidelines and risks suspension, however often competitors do it
- We will not create a second profile to get around a problem with the first one, because duplicates split the signal and can take both down
- We will not publish a location or an address you do not have, which is why every service-area page on this site names the office it is run from
See the full checklist: What we will not do, for you or to anyone else.Hide the full checklist: What we will not do, for you or to anyone else.
- We will not publish a statistic we cannot link a reader to, including our own
- We will not report on impressions when you asked about enquiries
- We will not keep taking a retainer for work that has stopped producing without telling you that is what is happening
None of that is a differentiator so much as a floor. It is on the page because it is easier to hold ourselves to something written down.
What is fixed about Burlingame.
Jurisdiction, transit and structure.
Who covers Burlingame, and how.
Burlingame is a service area, not an office location. The work is run from the VIS Mountain San Francisco office, which is the nearest of our seven, and there is no VIS Mountain address in Burlingame. Every page on this site that shows a street address shows an office we actually have.
- The San Francisco office runs the work, and its team is who you would deal with
- Direct line for that office: (424) 246-9766
- Support and service are available 24 hours virtually, which is what our published availability describes
- In-person meetings run 8:00am to 6:00pm local time, by appointment
- Most first conversations happen on a call or on video, and you are welcome to meet at the office instead
- Nothing needs signing at a first meeting, and you keep the findings either way
Every office is by appointment only, including the headquarters. We do not take walk-ins. We also do not publish a promised booking turnaround, because the calendar shows real availability and a written promise would go stale the week after we made it.
Start with the cheap fixes.
Most Burlingame businesses have two or three corrections worth more than a month of new work. The San Francisco office will find them and tell you what they are. Meetings are by appointment, in person or on a call.
Straight answers.
Does VIS Mountain have an office in Burlingame?
No. Our Bay Area office is at 580 California Street, Suite 1200, San Francisco. We serve Burlingame from there, by appointment only.
Should downtown and Broadway be marketed the same way?
No. Downtown draws from across the Peninsula and competes on reputation and depth. Broadway draws from the surrounding streets and competes on proximity and profile accuracy.
The same plan across both will underperform on at least one.
What matters most for a hotel near the airport?
Accurate information, current photographs and recent reviews, because guests are strangers making a fast decision on a phone.
BrightLocal's 2026 survey found 89% of consumers expect a response to a review and half react badly to templated replies, which matters most when the reviewer has no other relationship with you.
Should we target San Mateo and Millbrae too?
For a destination downtown business, usually yes, because customers already travel from both.
Each needs a page with genuine local content, because near-duplicate pages get collapsed.
Is Caltrain worth mentioning in our content?
For downtown and Broadway businesses, yes, because a real share of customers arrive on it and directions from the station are genuinely useful.
For a service business that travels to customers it is irrelevant and we would not include it.
