The office is by appointment only, as every VIS Mountain office is. In-person meetings run 8:00am to 6:00pm central time, and support runs 24 hours virtually.

The ground

Where the office actually sits.

1441 W Mockingbird Lane is in the West Dallas and Stemmons business corridor, a working office and light industrial district rather than a polished downtown address. Dallas Love Field is a few minutes west and the Dallas Medical District is immediately adjacent off Harry Hines Boulevard.

The Design District is a short run south-east, and downtown Dallas is close enough that the whole central part of the city is inside a quick drive. Interstate 35E and the Stemmons corridor run alongside, which is what makes the position useful.

Mockingbird Lane itself is a genuinely useful road for this service area. It runs east from here past Love Field, through the Park Cities and on toward Lakewood and White Rock Lake, which means three of the areas we serve sit on the same street as the office.

The metroplex is large and we do not pretend otherwise. Arlington, Grapevine, Plano and Cedar Hill are all substantial drives, and every service-area page says plainly that it is served from this office rather than from an address in that city.

What the metroplex actually trades in.

The service area covers several genuinely different economies. Corporate headquarters and large offices concentrate in Las Colinas, Legacy in Plano and the Richardson technology corridor. Those businesses sell nationally, recruit heavily and gain very little from map pack position, and we say so rather than selling into it.

Distribution and logistics run through Coppell, Carrollton, Garland and the highway corridors, again selling on contract and specification rather than through a map. Manufacturing remains substantial in Garland and along the eastern corridor.

The consumer economy is where most of our local work happens. Healthcare and dental practices, home services and trades, automotive, personal care, professional services and restaurants, spread across suburbs where almost everybody drives and where a business's realistic catchment is measured in drive time rather than blocks.

Against that sits a set of genuinely walkable districts that behave completely differently: Bishop Arts, Deep Ellum, Uptown, Lower Greenville, Highland Park Village and Historic Downtown Grapevine. In those places the map pack compresses to a few blocks, which is rare in North Texas and worth planning around.

The three-result local pack, and the rank movement a corrected profile and a matching page can produce.

In Dallas the three slots are not static. They redraw as the searcher moves, so two people a mile apart can get two different sets. Rank tracking that reports a single number for a whole area is reporting an average of results nobody actually saw.

We track by grid instead. A grid of sample points across the trading area shows where a business holds the pack, where it falls out, and which direction the weakness runs. That turns a vague ranking problem into a map you can act on.

It also stops a common waste of money. If the pack is already held across the whole trading area, more local SEO is not the constraint. What happens after the click is.

Search behaviour

How search behaves across the metroplex.

Almost everything here is a driving market, which changes the shape of local search. Catchments are measured in miles rather than blocks, people accept longer trips than they would in a walkable city, and prominence therefore matters more relative to proximity than it does in a dense market.

The exceptions matter. In the handful of genuinely walkable districts, the map pack redraws over a few blocks and review recency and photographs decide almost everything. Applying the suburban playbook in Bishop Arts, or the Bishop Arts playbook in Mesquite, is the most common expensive mistake we see here.

Multilingual demand is the other recurring finding. Spanish along the Jefferson Boulevard corridor and across much of Oak Cliff, Garland and Irving. Korean along Old Denton Road in Carrollton. South Asian and East Asian languages along Jupiter and Beltline in Richardson and at Asia Times Square in Grand Prairie. In almost all of those cases the competitive field publishes nothing in the customer's language, which makes it one of the clearest openings in the market.

Evidence

Where local search clicks went, when this was last measured properly.

BrightLocal's Local Services Ads click study is from 2018, and we state that because it predates AI Overviews entirely. It is still the clearest published split of where local clicks land, and it is a useful corrective to the idea that the map pack takes everything.

The takeaway for Dallas is that the map pack is necessary and not sufficient. A business that wins the pack and has nothing underneath it is competing for a minority of the clicks on the page.

A page per town sounds like a strategy until you read two of them. If the only difference is the place name, search engines treat the set as near duplicates and choose one, usually not the one you wanted.

The version that works gives each page something only that page can say, and links it properly: up to the office that serves it, across to the neighbouring areas, and down to the services being described.

Ranking a site that does not work is a waste of both our time. Before we chase visibility for a business in Dallas, the site has to clear this list.

Four things move local visibility. Everything else is detail.

A handful of genuinely walkable districts here behave nothing like the rest of North Texas, and confusing the two is the most expensive common mistake. These are the four we work on, in roughly this order of leverage.

Boundaries

What we will not do, for you or to anyone else.

Some of this is regulation and some of it is judgement, and we would rather state it up front than be asked about it on a call. It applies to every client in Dallas and everywhere else.

  • We will not promise a ranking, a lead volume, a revenue figure or a date. Results vary by market, budget and competition, and anyone who tells you otherwise is guessing on your behalf
  • We will not buy, write, incentivise or gate reviews, and we will not filter negative ones before they are asked for

Do you have offices in Plano, Arlington or Frisco?

No. We have one Texas office, at 1441 W Mockingbird Lane in Dallas, and we serve the metroplex from there.

Can you work in Spanish, Korean or another language?

We build profiles, sites and review response processes in the language your customers actually search in, using real translated content rather than a browser widget.

Search engines and assistants read what you actually publish, which is why an automatic translation layer does not do the job.

How wide should my advertising radius be in a market this big?

Narrower than most people start with. The metroplex is large enough that a wide radius buys a great many clicks from people who will never drive to you.

We set call and form tracking up before spending, so the radius is adjusted on cost per qualified enquiry rather than on impressions.

Which services can I buy on their own?
