A city between Dallas and the airport.

Irving sits in Dallas County between the city of Dallas and DFW International Airport, with Coppell to the north, Grand Prairie to the south and Farmers Branch to the north-east. State Highway 114, State Highway 183 and Loop 12 cross it, and Interstate 635 runs along the north-eastern side.

Las Colinas occupies the northern part of the city: a large master-planned business district with an urban centre, lakes and canals, corporate campuses and the Toyota Music Factory entertainment complex. DART's Orange Line runs through it toward the airport.

The Heritage District around Main Street preserves the original town centre and has a completely different scale and character. The airport corridor along the western edge carries hotels, logistics and aviation-related businesses. From the Dallas office the run west on Highway 183 or Mockingbird Lane is short.

Search behaviour

Three markets, and a lot of language demand nobody serves.

A hotel near the airport, a corporate services firm in Las Colinas and a family restaurant in the Heritage District have essentially nothing in common as search problems. Treating Irving as one market produces a plan that fits none of them. Grid ranking across the city makes the separation obvious quickly.

The under-served opportunity is language. Irving has a large and diverse population and a correspondingly diverse business base, and search demand in languages other than English is significant across food, retail, healthcare and professional services. Building the profile, the site and the review responses in the language customers actually search with is one of the clearer competitive gaps in the city.

Alongside those sits an ordinary city economy serving a large and diverse resident population: restaurants and groceries across many cuisines, medical and dental practices, home services and trades, automotive, personal care, childcare and education.
