New Tampa is the north-eastern part of the city of Tampa, running from around Bearss Avenue and the university area north to the Pasco county line. Bruce B. Downs Boulevard, County Road 581, is its spine and effectively its high street. Interstate 75 runs parallel to the east with interchanges at Bruce B. Downs and at County Line Road.

The area is made up of master-planned communities rather than a traditional street grid: Tampa Palms, Hunter's Green, West Meadows, Pebble Creek, Cory Lake Isles, Arbor Greene and others, each gated or semi-gated and each with its own name that residents use.

Commercial activity concentrates in plazas along the west side of Bruce B. Downs, from County Line Road down through Tampa Palms. Our office at 15310 Amberly Drive sits at the Amberly Drive junction with the boulevard, inside the Tampa Palms area.

Search behaviour

One boulevard, many community names, and a county line at the top.

Because almost everything trades along one road, the map pack here is effectively linear. Position along Bruce B. Downs matters more than it would in a grid, and a business at the northern end can be invisible at the southern end even though both are in New Tampa. Grid sampling along the corridor makes that obvious quickly.

The community names are the other lever. Residents describe where they live as Tampa Palms, Hunter's Green, West Meadows or Cory Lake Isles rather than as New Tampa, and those names carry high intent and almost no competition. Using them accurately in content and profile descriptions is one of the cheapest advantages available here.

Two honest notes. Proximity is the only one of these nobody can buy, which is why a business in New Tampa cannot simply out-spend a nearer competitor. And keyword stuffing a business title, despite scoring third, breaks Google's representation guidelines and risks suspension. We do not do it.

Google says it ranks local results on relevance, distance and prominence. Those three words hide a lot of detail, and in New Tampa they pull in different directions. New Tampa trades along a single boulevard, which makes the map pack close to linear and position on that road decisive.

  1. Relevance: does the profile say what you do

    Primary category does most of the work, and secondary categories do the rest. A profile filed under the wrong primary category can belong to the best business in the area and still never appear for the search that matters.

  2. Distance: where the searcher is standing

    Distance is measured from the person searching, not from the centre of New Tampa. That is why one business can hold the map pack on one side of a commercial strip and lose it on the other.

  3. Prominence: how known the business is elsewhere

Corridor retail, healthcare and a very large home services base.

The plazas along Bruce B. Downs carry the retail and restaurant economy: groceries and pharmacies, restaurants and takeaways, banking, fitness, salons and barbers, and the everyday categories that serve a large residential population. Competition is concentrated along a single road, which makes position on that road unusually important.

Healthcare is a substantial economy in its own right. Dental practices and orthodontics, paediatrics and family medicine, dermatology and aesthetics, optometry, physical therapy, urgent care and veterinary clinics, drawing patients from the whole corridor and from Wesley Chapel across the county line.

The largest business population by count is home services. Pool service, landscaping and lawn care, pressure washing, pest control, HVAC, plumbing, electrical, roofing, cleaning and in-home care, serving communities where most residents never see a business address because the business comes to them.
