The CTA Blue Line has stations at Irving Park and Montrose, and Metra's Milwaukee District North line stops at Grayland. From the Elmhurst office the run is north-east via I-290 and the Kennedy.

Irving Park Road is the commercial spine: restaurants and cafes, bakeries and delis, salons and barbers, dental and medical practices, veterinary clinics, dry cleaners and specialist retail. Along the Kennedy and the rail corridors sits a band of light industrial and commercial property: contractors' yards, auto body and repair, fabrication, distribution, self storage and trade suppliers. Small neighbourhood names are cheap ground and most competitors ignore them.
Searches using Old Irving Park or Independence Park carry lower volume than Irving Park, but they carry much higher intent and face far less competition. For a local practice or a restaurant, a page or a profile description that uses the neighbourhood name a resident actually uses can be worth more than a much larger effort against the community area name.
The Kennedy is the other planning factor. It is a genuine barrier, and a business on one side of it competes for a different set of searchers than one on the other side, even at a short distance. Grid sampling across the community area shows that division clearly, and it is usually a surprise to the business owner.
A band of light industrial businesses along the rail corridor serves the whole north side and is frequently invisible online.
