Aurora is the second most populous city in Illinois. It began in Kane County and expanded into DuPage, Will and Kendall as it grew, which is why it now sits across four. The Fox River runs through the middle of it, dividing the older West Side from the East Side, with the Far East Side and Fox Valley area extending toward the DuPage line and the Naperville border.

Downtown Aurora sits on the Fox River and includes the Paramount Theatre and RiverEdge Park, with the Aurora Transportation Center serving as the western terminus of Metra's BNSF line. The Reagan Memorial Tollway, I-88, runs along the northern side of the city.

The Route 59 corridor on the eastern side is a very different environment: large-format retail, Chicago Premium Outlets near the I-88 interchange, Fox Valley Mall, and the office and medical development around them. From the Downers Grove office the run west on I-88 is direct, and Aurora sits at the western edge of the office's service area.

Aurora retains a substantial manufacturing and industrial base, a legacy of its river and rail history, alongside modern distribution and logistics operations along the I-88 and Route 59 corridors. Downtown has been the subject of long-running reinvestment centred on the Paramount Theatre, RiverEdge Park and the surrounding blocks. Restaurants, bars, creative businesses, professional offices and event-driven hospitality operate there, with demand that spikes hard around performances and events.

The eastern side carries retail at scale plus a large healthcare cluster including Rush Copley Medical Center, and a broad base of professional and personal services. Aurora also has a very large Spanish-speaking population and a correspondingly large set of businesses that trade primarily in Spanish, which is a genuine and under-served search opportunity.

The takeaway for Aurora is that the map pack is necessary and not sufficient. A business that wins the pack and has nothing underneath it is competing for a minority of the clicks on the page.

A business downtown and a business on Route 59 are roughly eight miles apart and share almost nothing in competitive terms. Downtown competes for event-driven and destination demand.
