Los Angeles County, California
Marketing for Playa Vista businesses
A planned district on the Westside built around technology and media campuses, with a compact retail centre and a resident population that mostly works within walking distance.

What kind of businesses operate in Playa Vista?
Playa Vista is dominated by technology, media and creative offices on campus-style developments, alongside a compact retail and restaurant district at Runway and a substantial residential population.
The office tenants are national businesses whose local search need is recruitment and credibility, while the retail and service businesses compete in a small, dense proximity market.
VIS Mountain serves Playa Vista from its Beverly Hills office at 8383 Wilshire Boulevard. There is no VIS Mountain address in Playa Vista.
A planned district between the wetlands and the bluffs.
Playa Vista sits on the Los Angeles Westside between Marina del Rey to the north-west, Culver City to the north-east, Westchester to the south and the Ballona Wetlands and Ballona Creek to the west. Jefferson Boulevard and Lincoln Boulevard are the principal routes, and the 405 is a short distance east.
It was developed as a planned district on former industrial land, which gives it a deliberate layout of campus buildings, apartment blocks, parks and a central retail street rather than an organic street grid.
Runway Playa Vista is the retail and restaurant centre. The Hercules Campus, built around the historic hangar where the Spruce Goose was constructed, is the best-known office development. From our Beverly Hills office the run south-west via Robertson and Jefferson is direct.
What we check before we quote anything.
We do not price a local programme from a phone call. This is the list we work through first, for any business in Playa Vista. The weekday office rhythm here produces lunch and after-work peaks that look nothing like a residential neighbourhood.
- Whether the Google Business Profile is verified, and whether the primary category is the right one
- Whether a duplicate or a suspended profile is quietly splitting the signal
- Whether name, address and phone match across the major directory records
- Where the business currently sits in the map pack across a grid of points, not a single average
- Whether the site has a real page for each service the business actually sells
See the full checklist: What we check before we quote anything.Hide the full checklist: What we check before we quote anything.
- Whether the site loads and works on a phone, which is where most local searches happen
- Whether calls and form fills are tracked to a source, or arriving anonymously
- Review count, review velocity and how recently anyone replied to one
- Whether the business appears at all when an AI assistant is asked the obvious question
Most of that is visible from the outside, which means we can do it before you commit to anything and tell you if the answer is that you do not need us.
Technology and media campuses, a retail street and resident services.
Technology, media and entertainment offices are the district's defining tenants, occupying campus developments across the area. They recruit heavily, market nationally and have essentially no local search requirement beyond being correctly represented when someone looks them up.
Runway Playa Vista carries the retail and restaurant economy: cafes and restaurants, a grocery, fitness studios, personal care and everyday services, serving both the office population at lunchtime and residents in the evening. It is compact, which makes the competitive set very tight.
The residential population supports the usual service categories: medical and dental practices, veterinary, childcare, salons, home services and professional practices, most of them competing within a small radius and against Marina del Rey, Culver City and Westchester nearby.
What is fixed about Playa Vista.
Geography and commercial structure.
A compact district with a weekday rhythm.
Demand here has a pronounced weekday pattern driven by the office population, with lunch and after-work peaks that look nothing like a residential neighbourhood. For food and convenience businesses, that means hours, speed and ordering options matter more than anything else, because the decision window is short.
The district is also small enough that the map pack is genuinely tight. With a compact retail street and a limited number of competitors, proximity separates little and reviews, photographs and category accuracy do the work. Businesses near the edges also compete with Marina del Rey and Culver City, which are more established markets.
The large office tenants recruit nationally and have essentially no local search requirement beyond being correct.
What you actually see each month.
Reporting should be short enough to read and specific enough to argue with. This is what a month looks like for a client in Playa Vista.
Enquiries, by source
Calls separated between the Google Business Profile and the website, forms tied to the page that produced them, chat conversations that turned into enquiries, and spam excluded so the number is real.
Grid position, not a single rank
Where you hold the map pack across the trading area and where you fall out of it, as a map rather than a number. A single rank figure is an average of results nobody experienced.
What changed and why
The specific work done, in plain language, and what it was meant to move. If something did not move, that is in the report too, along with what we think the reason is.
What we recommend stopping
Anything that is not producing. It is the section most agencies leave out and the one that makes the rest of the report credible.
You own everything: the profile, the site, the tracking, the ad accounts and the data. If you leave, none of it comes with us.
What an AI Overview does to the click.
Ahrefs compared 300,000 keywords, half with AI Overviews and half without, using aggregated Search Console data from December 2023 against December 2025. This is the measured drop in click-through rate by position when an AI Overview is present.
SourceAhrefs, AI Overviews reduce clicks, 2026 update
That is a vendor study, and it measures correlation across a large sample rather than what will happen to any one site in Playa Vista. The practical reading is that ranking first is worth less than it was, and being the source the summary quotes is worth more.
Playa Vista ground worth naming.
A retail street, a historic campus, two boulevards and the wetlands.
- Runway Playa Vista, the retail and restaurant centre
- The Hercules Campus and the historic hangar at its centre
- Jefferson Boulevard running through the district
- Lincoln Boulevard along the western side
- The Ballona Wetlands and Ballona Creek to the west
- Marina del Rey to the north-west and Culver City to the north-east
- Westchester to the south and the 405 a short distance east
What has to be wired up before any of this is measurable.
The retail street is compact enough that the competitive set is a handful of businesses and proximity decides little. Without this list, a monthly report is a story about traffic rather than a record of enquiries.
- Calls from the Google Business Profile separated from calls from the website
- Form submissions recorded with the page and source that produced them
- Chat conversations that turn into enquiries counted as enquiries
- A single destination where every enquiry lands, so none are lost between inbox and phone
- Consent handled properly, so measurement does not come at the cost of privacy compliance
- Spam and robocalls excluded, so the number you are shown is the number that is real
- A definition of a qualified enquiry that you agree with before we start reporting on it
Set up once, this is what lets us say which part of the work in Playa Vista is producing and which part is not. It also lets us tell you to stop paying for something.
Who covers Playa Vista, and how.
Playa Vista is a service area, not an office location. The work is run from the VIS Mountain Beverly Hills office, which is the nearest of our seven, and there is no VIS Mountain address in Playa Vista. Every page on this site that shows a street address shows an office we actually have.
- The Beverly Hills office runs the work, and its team is who you would deal with
- Direct line for that office: (424) 246-9766
- Support and service are available 24 hours virtually, which is what our published availability describes
- In-person meetings run 8:00am to 6:00pm local time, by appointment
- Most first conversations happen on a call or on video, and you are welcome to meet at the office instead
- Nothing needs signing at a first meeting, and you keep the findings either way
Every office is by appointment only, including the headquarters. We do not take walk-ins. We also do not publish a promised booking turnaround, because the calendar shows real availability and a written promise would go stale the week after we made it.

Straight answers.
Does VIS Mountain have an office in Playa Vista?
No. Our Westside office is at 8383 Wilshire Boulevard, Suite 800, Beverly Hills. We serve Playa Vista from there, by appointment only.
Our lunch trade is office workers. What should we prioritise?
Accurate hours, fast service information, menus published as real pages rather than PDFs, and clear ordering and collection options.
The decision window at lunchtime is a few minutes on a phone, and anything that adds friction costs the order.
Does the district name carry search demand?
Yes, and more than the surrounding area names for businesses actually inside it. Playa Vista is a name residents and workers use.
Runway is also used by name for the retail centre, and for a business there it is worth including naturally.
We are a technology office. Is local SEO relevant?
Barely, for customer acquisition, and we will say so. Your buyers are national.
It matters for recruitment and for being accurately described when a candidate, partner or assistant looks you up, and that is a much smaller and cheaper scope.
Should we compete for Marina del Rey and Culver City searches?
Only if you genuinely serve them and can say something true about each. Both are more established markets with stronger competitors.
Grid ranking will show whether you already reach into them before you spend anything trying to.
